A Story About the Value of Smart Renovations

Home improvement tips for higher resale value

I have a story about how valuable the right upgrades can be when you sell your home.

One of our clients earned over $100,000 more on their home sale thanks to the right renovations.

Today I wanted to share a story about a client who had questions about the best way to upgrade their property. They wanted to know what would give them the biggest bang for their buck.

A couple of months ago, some sellers who lived in the middle of Virginia approached me about selling their property for the most money possible. I visited the home and saw that it was pretty distressed and needed a lot of repairs. I was able to recommend my contractor, and in six weeks, we put the property into an excellent, marketable condition.

We redid the bathrooms and kitchen and finished the basement to take this property from only being able to sell for $320,000 to get $456,000.

THE CLIENT SPENT $40,000 ON RENOVATIONS AND NETTED AN EXTRA $136,000 ON THEIR HOME SALE.

The best part is that they only put in $40,000 for repairs! It's a great example of the money you can get in return for proper maintenance.

Home Renovations That Can Increase Resale Value

When it comes to increasing the resale value of a home, certain upgrades and renovations have a higher impact than others. Here are some of the most effective home upgrades that can potentially boost the resale value:

Kitchen Renovation

The kitchen is often considered the heart of a home, and a well-designed, updated kitchen can significantly increase the home's value. Focus on modernizing appliances, countertops, cabinets, and flooring to make a lasting impression.

Bathroom Remodel

Updated bathrooms are also a significant selling point for potential buyers. Consider adding new fixtures, updating the shower or bathtub, and enhancing the overall aesthetics with fresh paint and lighting.

Curb Appeal Improvements

First impressions matter; enhancing the home's curb appeal can attract more buyers. Invest in landscaping, exterior painting, and a well-maintained front entry to make the home more inviting.

Adding a Deck or Patio

Outdoor living spaces are highly desirable. A well-built deck or patio can extend the usable area of the home and appeal to buyers who love to entertain or enjoy the outdoors.

Finished Basement

Transforming an underutilized basement into a functional living space can add value to the home. Consider creating a recreational room, home office, or guest suite to appeal to a broader range of potential buyers.

Open Floor Plan

Many modern homebuyers prefer open floor plans that create a sense of spaciousness and flow. Consider removing non-load-bearing walls to create a relaxed and connected living area.

Smart Home Features

Integrating innovative home technology, such as smart thermostats, security systems, and lighting controls, can add appeal and convenience for potential buyers.

Additional Bathrooms

If the home has only one bathroom, adding a bathroom, especially a master en-suite, can significantly increase the home's value.

Fresh Paint and Flooring

A fresh coat of paint and updated flooring throughout the home can give it a newer, more well-maintained appearance, attracting potential buyers.
