Key factors to consider when purchasing a house

Falling in love with a listing is one thing, but there are other outside intangibles you need to consider before you make that purchase. 

If you're in the market to buy a home and fall in love with one, there are certain things you should consider besides the emotional appeal before pulling the trigger on that purchase.

The Neighborhood Vibe

First, what is the neighborhood like? One of the things I do for my clients is show them areas with low crime rates, good schools, good shopping centers, and whatever else might be necessary for them.

The neighborhood's ambiance is a vital aspect that often goes beyond the walls of your dream home.

Take a Walk Around

While online research can provide valuable information, there's nothing like experiencing a neighborhood firsthand.

Once it gets dark, I encourage you to take a drive or a walk through the neighborhood surrounding your prospective home and ask yourself how it feels.

Outside of the emotional appeal of your home, there are other outside intangibles to consider.

Other Homes in the Neighborhood

A factor often overlooked is your neighbors' homes.

You should also pay attention to what the other homes in the neighborhood look like. Unless you live in an HOA neighborhood, there's little you can do to improve that neighborhood if all the houses are deteriorating.

Your Unique Criteria

Every situation is unique, and your preferences and priorities will shape your decisions. Factors like proximity to work, family, friends, and lifestyle amenities will affect your home selection process.

Future-Proofing

Focusing on immediate needs is easy, but thinking ahead is wise. Consider how your needs might evolve over the years. Will the home accommodate potential life changes, such as a growing family or changing job locations?

It doesn't matter how well you maintain your own home. If the area is a run-down condominium association, that's something you should pass on. 

The best thing I can suggest for you to see an example of "less is more" is visiting a model home from a new builder. This tip will give you a great idea of how to showcase your home best.
